Security deposit, reservation and cleaning
A €200 SECURITY DEPOSIT will be required upon arrival. This deposit will be returned on the day of departure once it has been established that the apartment and its contents are in good condition.
All properties are cleaned prior to client arrival. Departing clients are requested to kindly leave the property in reasonable condition. A €40 cleaning supplement will be charged on all properties prior to departure.
A 25% reservation deposit, to be paid by credit card or bank transfer, will be required to secure reservations. The remaining rental fees will be paid in cash upon arrival. Properties will only be handed over to clients who have received a reservation confirmation from Casas con Sonrisa via e-mail.
RESERVATIONS WILL NOT BE CONSIDERED CONFIRMED until Casas con Sonrisa receives the corresponding 25% reservation deposit.
The remaining 75% of the reservation will be paid IN CASH upon arrival at the property.
Casas con Sonrisa will permit, under certain circumstances, clients to forward the full price of their reservation by bank transfer. All transfer costs will be covered by the client.
Seasonal Offers, Last Minute Offers, Special Offers and stays of less than 3 days may be subjected to full payment by bank transfer prior to arrival.
Cancellation Fees
Clients will be charged a cancellation fee should they decide to cancel a reservation. These cancellation fees will be calculated as follows:
90 or more days to arrival: 20% of the total rental reservation fee.
60-89 days to arrival: 30% of the total rental reservation fee.
30-59 days to arrival: 100% of the total rental reservation fee.
The above-mentioned cancellation fees will be applied whatever the circumstances of the cancellation including circumstances beyond the control of the client.
A change in the date of the reservation will come under the category of a new reservation with the corresponding cancellation fees being charged.
We would suggest that clients take out a private travel insurance policy. At the same time, we would remind clients that cancellation fees will be applied to all cancellations including those caused by circumstances beyond the control of the client.
Should the property reserved be unfit for occupation at the time of arrival, Casas con Sonrisa is within its rights to provide clients with an alternative property of similar characteristics.
Should this provoke a disagreement, either party is within its rights to cancel the Rental Contract. In this case, Casas con Sonrisa will refund all amounts paid. Should this occur during the client’s stay, Casas con Sonrisa will refund the remaining outstanding amount.
Arrivals and Departures
Properties will be available as of 17.00 hours on the day of arrival. Clients arriving prior to the official arrival time should contact Casas con Sonrisa in order to verify whether it is possible to take possession of the property prior to 17.00 hours. Clients are informed that late arrivals (after 20.00 hours) will be subjected to a €40 penalty charge.
Properties should be vacated by 12.00 hours on the day of departure. Clients should inform Casas con Sonrisa, prior to their arrival, in the event of a later departure time being required. In this case, Casas con Sonrisa will do their best to comply with the client’s needs.
Client Registration
Clients will inform Casas con Sonrisa of the total number of guests. Casas con Sonrisa will only accept the number of guests included in the reservation confirmation. Casas con Sonrisa will only accept the maximum number of guests indicated for each property except in the case of children under 2-years-old. We regret to inform clients that PETS ARE NOT ALLOWED. We would inform clients that Casas con Sonrisa is within its rights to invite clients to vacate the premises in the case of the violation of any of the above-mentioned conditions.

Client Behaviour
Clients responsible for signing the reservation contract are also responsible for the behaviour of the rest of the guests. In the event of an disturbing behaviour, Casas con Sonrisa is within its rights to evict clients and guests who will receive no economical compensation.
NOISE SHOULD BE KEPT TO A MINIMUM BETWEEN 23.00 HOURS AND 10.00 HOURS.
Any type of activity that could upset neighbours such as loud music, banging, parties and offensive public acts are STRICTLY FORBIDDEN. Casas con Sonrisa informs clients that the Police will be called to deal with any reasonable complaints made by neighbours. This will be followed by immediate eviction irrespective of the time of day or night. The safety deposit and any outstanding rental fees WILL NOT be returned.
Clients are required to accept the Conditions of Use when renting a property from Casas con Sonrisa. Upon arrival, clients will be requested to sign a Conditions of Use Rental Contract.
The majority of the Casas con Sonrisa rental properties are located in residential areas. With this in mind, Casas con Sonrisa would like to express its gratitude for your kind collaboration.
Responsibility
Neither Casas con Sonrisa nor the owner of the property will be held responsible for any direct or indirect damage suffered by guests through natural disasters, fire, robbery or vandalism.
Should clients infringe on any of the conditions mentioned in the Rental Contract, Casas con Sonrisa is within its right to immediately evict clients with no economic compensation.

All property information and descriptions included on the Casas con Sonrisa web page are, to the best of our knowledge, correct. Casas con Sonrisa will, under no circumstances, take responsibility for any errors or omissions by the property owners. Casas con Sonrisa has the right to amend information on its web page including prices, property descriptions and photographs. Casas con Sonrisa will not accept responsibility for the products and services included on its web page. Casas con Sonrisa reserves the right to update the conditions of use at any time according to its needs. Clients are responsible for assuring the validity of the Terms & Conditions included in the Casas con Sonrisa web page. Client use of the services offered on the Casas con Sonrisa web page implies accordance and acceptance of the Terms & Conditions and any changes made prior to the rental period of the property in question.
The Terms & Conditions included in the Casas con Sonrisa web page will not affect the statutory rights of the client.
